1. Basic package - for the building permit

The basic package contains all the documents required for submitting a construction application:

With this package you can immediately submit the building application to your responsible building authority.

Note: You must request the official site plan required for the building application from a local surveying engineer (ÖbVI).

2. Complete project package - for the construction

Our complete project packages provide you with all the necessary documentation for efficient construction planning and execution. The documentation is divided into two main sections:

1. Architectural Design Plan

This part covers the visual and planning foundation for your home:

Our architects and planners have more than 15 years of experience in the development of individual frame houses. Each project is carefully designed according to your wishes and requirements, taking into account architectural, static and construction-physical aspects.
✔ Costs and calculation
The cost of a full architectural project is 21 euros per square meter. The total usable area of the house is calculated, including all open spaces such as terraces, balconies, mezzanines and cellars.
✔ Stages of individual planning of your home:
1. Conclusion of a planning contract for the individual design of your house.
2. Deposit: 50%. The first partial payment is made according to the contractual agreement.
3. Development of the preliminary design (VE)
Creation of a first architectural design based on your wishes and specifications.
4. Development of the basic concept
The architect develops the first floor plans, facade views and the spatial concept of the building.
5. Adjustments and approval of the preliminary draft
Requests for changes will be taken into account before the preliminary draft is released for final review.
6. Preparation of the approval planning (GP)
Detailed planning taking into account the building regulations, including:
Floor plans with dimensions
Facade views with height references
Window and door openings
Roof plan
7. Payment of the balance (50%) according to the contract
8. Preparation of the execution planning (AP)
Development of technical planning documents, including:
Structural design (depending on the chosen foundation: solid, wooden or steel structure)
Detailed structural design for walls, ceilings and roof structures
Material and construction lists
Compilation of a detailed material and construction list for the implementation of the project.

Our house project was created according to all relevant building regulations and meets the EU standards for energy efficiency with regard to walls, floors and ceilings.

Since the project was not developed in Germany, only a translation into German and an adaptation by a local architect or engineer are required for its use.
The building permit can then be applied for.
After approval, construction can begin.
